COOPERATIVE LIEN SEARCHES
We physically go to the respective county clerk's office; therefore we can guarantee complete professional reports. Our standard turn-around time for a cooperative lien search is three (3) business days. We offer expeditious service, which is two business days, and for those emergency situations we have same day and next day service. Our Errors and Omissions minimum is $100,000 unlike the industry standard of $25,000. We cover the entire metropolitan area of New York City including Westchester, Nassau, Suffolk and Putnam counties.
JUDGMENT/LIEN SEARCHES
We search individual names and/or business entities for Uccs (county & state), Federal Tax Liens (county & state), Judgments (county clerk's office) and Bankruptcy. For real property we search for Mechanics Liens, Lis Pendens, Mortgages and Deeds.
PATRIOT ACT SEARCH

In accordance with Executive Order 13224, a Patriot Act Search is a search of the Office of Foreign Asset Control’s List of Specially Designated Nationals and Blocked Persons.
STATE TAX WARRANT SEARCH
(included in all cooperative lien searches)
The New York State Department of Taxation and Finance ("DTF") files tax warrants in county clerks' offices throughout the state. Pursuant to section 6 of the Tax Law, DTF sends the Department of State a notice of the fact that such tax warrants have been filed. The Department of State now maintains a data base of the tax warrant-related notices presented by DTF.
Please note that DTF first files a tax warrant in a county clerk's office, and then files a notice of such filing with the Department of State. As a result, in most cases there will necessarily be some gap between the time of filing of the actual tax warrant in the county clerk's office and the time of filing of the notice of such filing in the Department of State. Therefore, searchers are encouraged to search in the offices of the appropriate county clerks to determine the most recent status of filings against a given taxpayer.
MECHANICS LIEN
A Mechanics Lien is a relatively inexpensive and quick tool to gain leverage over an owner who has failed to pay his fees. Anyone who has furnished labor, services, material or equipment and has properly complied with notice requirements is entitled to file a Mechanics Lien.
